Santorini: Whitewashed Cliffs, Endless Blue

Santorini limits cruise arrivals to 8,000 passengers a day, and for 2026 the port began counting every ship as if it were full, which squeezes the number of ships further. Even so, the island struggles to keep its mornings quiet, and that pressure shapes where to sleep. The caldera rim, a crescent of cliffs left by a Bronze Age eruption in the 17th century BC, holds most of the island's luxury hotels, and most of them face west toward the same sunset. What separates them is the village they sit in, how many steps lie between the road and the room, and whether the view comes with a crowd attached.

The list follows the rim from north to south, starting in Oia and finishing in Akrotiri.

Know Before You Climb

Cruise days. Passengers come ashore by tender at Fira's old port and ride the cable car or the donkey path up, and Oia fills from late morning through sunset. Greece has charged a cruise passenger levy since July 2025, set highest for Santorini and Mykonos. Village walks are calmest early, before the boats unload.

The steps. Nearly every caldera hotel is built into the cliff, and the stairs between road and room draw more complaints than anything else on the island. Suitcases do not roll on them. Ask before arriving whether someone will carry luggage up from the road, and travelers with limited mobility should check the exact route from car to room.

Water. In late May 2025, 15 villages were left with a weak trickle from the taps after heavy use and a failure in the seawater intake at the Oia desalination plant. A slow shower in high season is an island condition more often than a hotel failing.

Season. Many hotels close over the winter and reopen in April, so shoulder months bring cooler pools and shorter hours. Acroterra Rosa, for one, closes its pool in mid-October.

🌅 Oia

Oia sits at the island's northern tip, and Earth Trekkers sums up its sunset viewpoint plainly: "The crowds here are insane." The hotels here sell proximity to that view, along with the logistics of reaching a pedestrian village by taxi.

1. Canaves Oia Suites

📍 Location: Oia, inside the pedestrian zone below the main road

The spa occupies 17th-century wine cave chambers and works exclusively with Elemis products. Above it, roughly 40 suites step down the cliff, and each comes with its own heated plunge pool. Two shared pools complete the picture, a main pool with a jacuzzi and a newer, shallow infinity pool with loungers set partly underwater. Of the suite types, the Infinity Pool Suites are the ones to ask for.

Petra serves guests by day and opens to outside diners in the evening, so book a table even as a resident. The Panorama Balcony holds a single table with one seating a night, and it goes early in high season. Catamaran and yacht trips leave from Ammoudi Bay below the village. Taxis are scarce around sunset, so arrange transfers in advance. Guests must be 13 or older.

Best for: An Oia anniversary with a candlelit table facing west.

2. Oia Suites

📍 Location: Finikia, on the eastern edge of Oia

Six units, each with a private outdoor hot tub, make this one of the smallest addresses in the Oia area. It sits in Finikia, a quieter village of whitewashed houses about a 15- to 20-minute walk from the center of Oia. That distance keeps the sunset within reach and the crowds at arm's length. The sun terrace looks toward the volcano, and the shared pool opens seasonally from April to November. The hotel is for adults only. Free parking is available but limited, so a rental car makes sense for exploring the south of the island. For couples who would rather walk to the sunset than sleep beside it, the arrangement works well.

3. Onar Villas Oia

📍 Location: Eastern end of Oia, near the village entrance

Each of the six cave-style villas is named for a plant, Dafne, Jasmin, Olive, Lavender, Lily and Camelia, and each has its own outdoor hot tub. There is no restaurant, and massages are arranged in the villas at extra cost, so this suits travelers who want a private base and plan to eat in the village. Five of the six have a kitchenette. Camelia is the two-bedroom villa at 57 square meters, while Lily, at 15, has no kitchen and works for a short stay at most. Homemade breakfast is served on each veranda, though check whether the rate includes it. The bus stop, a mini market and a restaurant are a few meters away, and the village center is about ten minutes on foot. There is no on-site parking.

Ideal for: Families or friends who want a kitchen and their own front door in Oia.

🪨 Imerovigli

Imerovigli sits high on the caldera rim above Skaros Rock, where a Venetian fortress stood from the 13th century. It has fewer shops and bars than Oia or Fira, and that is the reason to stay.

4. Kapari Natural Resort

📍 Location: Imerovigli, steps from Skaros Rock

Mr & Mrs Smith calls Kapari "a collection of cream-coloured caverns carved into a cliff," and the description is close to literal. The Telegraph counts five troglodytic houses about three centuries old alongside nine built in 2009, cascading over three levels, for 14 rooms in all. Most have an indoor whirlpool tub for two, which Oyster warns can leave rooms "a little too hot and humid." The Up & High suite moves its large hot tub outside onto a hidden terrace. Request Room 102 for its loft bed, and avoid rooms 203 and 204, which sit beside the pool. That heated pool is, in Oyster's words, "disappointingly small." Dinner runs from 7 p.m. and must be booked ahead. The family-run hotel takes guests over 14 and closes from November to March.

5. On The Rocks, Small Luxury Hotels of the World

📍 Location: Imerovigli, cliffside

Rooms here run from about 10 square meters to 45, so the category matters more than usual. The smallest doubles are tight. The 45-square-meter Master Suite is the only unit with its own outdoor plunge pool, and it is the upgrade worth paying for. About 20 units stack down the cliff in white and blue, and both the Honeymoon Suite and the Suite with Hot Tub include one. Breakfast is chosen the evening before and arrives on the terrace.

The spa is carved into the rock, with steam and an indoor hot tub that couples reserve for private use. Oyster lists "particularly steep steps" among its drawbacks, which in Santorini is saying something. Airport transfers can be arranged for a fee, and the nearest bus stop is about 30 meters from the entrance. Children under 13 are not accepted.

6. Cocoon Suites

📍 Location: Imerovigli, near Agios Nikolaos monastery

Oyster's reviewers found no shared pool, no restaurant and no spa, just nine suites reached along grotto-like walkways. Every hour of the stay happens in the suite, so the choice of suite decides everything. The 70-square-meter Grand Cave Suites add private plunge pools, and given the missing shared pool, the Grand Honeymoon Suite is the one to book. Camel-toned parasols shade the terraces, and bathrooms are stocked with Korres products. Oyster says the "Aegean Sea and caldera views here are some of the best in Santorini." Guests choose an organic breakfast by card the evening before. The walk to Fira along the rim takes about 20 minutes. Cocoon is adults-only and opens from April.

🏛️ Fira

Fira is the island's capital and its busiest town. Its cable car drops to the old port, and its northern edge, toward Firostefani, is calmer than the lanes around the main square.

7. Katikies Garden Santorini, The Leading Hotels of the World

📍 Location: Northern Fira, near Firostefani

Half the suites here face east over the Aegean, so the view from bed is a sunrise. Katikies Garden opened in June 2019 inside a former Catholic monastery, and it still shares walls with a working Dominican convent. Palms, bougainvillea and an antique tiled fountain fill the courtyard, and the 40 suites run white, silver and deep emerald, according to the Michelin Guide, which gives the hotel one Key. The rooftop infinity pool looks over the village and the sea.

The other half of the suites look onto the garden, so book the Garden Pool Suite Sea View, with its private pool and cabana, for the full effect. Selene, the island's long-running fine-dining restaurant, moved here from Pyrgos and now serves in the courtyard. There is no lift and no gym on site, though a free transfer runs guests to the one at sister hotel Katikies Gea.

8. Limestone Santorini

📍 Location: Kato Fira, in the old lanes below the main road

A 1925 mansion with suites dug into the rock holds just a handful of rooms, five by the Michelin Guide's count, and Michelin gives it one Key. Stone walls and curved lines frame calm, minimalist interiors, and most suites open onto terraces with hot tubs that face the sunset. Couples should book the Honeymoon Suite with caldera view. The four-person Superior Suite has both an indoor and an outdoor hot tub. Cave rooms by nature get limited daylight. Breakfast is ordered the night before and served in the suite. There is no pool or restaurant, access is by stairs, and the front door is easy to miss among the look-alike lanes. Fira's center is within a ten-minute walk.

9. Orama Hotel & Spa

📍 Location: Edge of Fira, about 600 meters from the caldera

Three outdoor pools, one of them for children, give Orama more of a resort feel than any cave hotel on the rim. It opened in 2022 with 100 rooms in two-story buildings finished in neutral tones. Many rooms look toward the pools, so ask specifically for a sea-view room. The poolside Orama restaurant serves Greek food through the day. Theotokopoulou Square in central Fira is about 800 meters away on foot. Pools are open from 10 a.m. to 7 p.m., and the spa admits no one under 16.

Akrotiri sits on the southwestern peninsula, well away from the caldera towns. Its excavated Bronze Age town, buried by the eruption, had connections reaching Minoan Crete, Egypt and Syria.

📍 Location: Akrotiri village, southwestern Santorini

Ancient Akrotiri lies just over a kilometer from the door, close enough to walk there before the tour coaches arrive. The architect George Merlos built the hotel in 2013, with curved Cycladic roofs and a partly covered infinity pool across the road. Its 25 suites face the caldera and the sunset. Plunge pools come only with the Honeymoon Suite and one Loft Suite category; the rest have hot tubs, some of them indoors, so read the room description carefully. Red Beach, nearby, has been closed to the public since a rockfall in February 2025 and can be seen only from the water. A bus stop sits about 250 meters away, though a car makes the rest of the island far easier to reach. The hotel closes from the end of October to mid-April.

Oia's hotels sell the sunset and pay for it in crowds, Imerovigli's sit higher and quieter, Fira's put the cable car and the capital within reach, and Akrotiri keeps an archaeological site on its doorstep.

A Santorini cave suite is worth more than its square meters suggest, because on an island where thousands come ashore by morning tender, a private terrace is the one view nobody has to share.
